Renderings Reveal Hines' Vision For New 46-Story Residential Tower In Downtown
Houston-based Hines released renderings Monday of The Preston, a 373-unit luxury residential property in Downtown Houston. Construction is scheduled to begin in March.
When delivered in 2020, The Preston will be the tallest residential development in Downtown Houston and offer uninterrupted views for all its units.
“Rotating the building diagonally to Houston’s grid provides wider uninterrupted views from all the residences,” Munoz + Albin principal Jorge Munoz, whose firm is responsible for the project’s design, said in a release. “The massing and geometry of the tower are a response to the building’s immediate context, maximizing long distance views, natural light and direct views of Market Square Park.”
Funded along with investment partners Cressett Partners and Levy Family Partners, the project is on the former site of the Houston Chronicle parking garage on the corner of Preston and Milan streets. It is adjacent to Hines and Ivanhoé Cambridge’s 1M SF office tower and includes 6,800 SF of curated street-level retail and restaurants.
The Preston is also close to Market Square Park, Sesquicentennial Park and Buffalo Bayou, and the METRORail red line on Main Street, with access to several other bus lines and major highways.
The single-level floor plans will offer light-filled residences, flexible living spaces and floor-to-ceiling windows. The luxury units will also feature quartz countertops, stainless steel Bosch appliances, wide-planked wood flooring and Italian-made custom cabinetry throughout.
Located on levels 44 and 45, the tower's 10 penthouse residences will range from 1,739 to 2,927 SF with large outdoor living rooms, free-standing bathtubs and ultra-luxurious finishes. Select units will feature outdoor kitchens with gas grills and refrigerators and contemporary indoor fireplaces.
On-site amenities will include 24-hour concierge, valet parking, a sky deck with private resident dining room and catering kitchen, a gym with on-demand virtual fitness classes, guests suites, a pet spa, a bike shop, coworking and conference space, multiple social lounges with complimentary beverage and coffee bars, and a 10th-floor edge pool with cabanas, daybeds, a yoga lawn and a private terrace.

Hines has tapped Mayfield and Ragni Studio as the interior architect, TBG as the landscape architect and Harvey Builders as the general contractor.
