Northwest Houston Apartment Complex Breaks Ground, Touting Workspace Alongside Luxury Amenities
Park on Napoli, a Vintage Park-area Class-A apartment complex, has broken ground on its fourth Texas multifamily project, aiming to ride the work-from-home trend.
The 239-unit, 203K SF multifamily development at 13802 Napoli Drive will sit on 7.5 acres, with its first residents set to move in around fall 2022 and full completion scheduled for early 2023.
BHW Capital, the project’s Houston-based developer, said it is incorporating the evolution to work-from-home into the space. The Park on Napoli development will include private and shared offices for residents, which BHW compared to facilities offered by coworking giant WeWork.
“As the workforce continues its transition to a flexible work schedule or entirely remote, we looked to be innovative with our project design to incorporate efficient workspaces within each unit and the 8K SF clubhouse,” BHW Capital Vice President Matthew Bronstein said in a release.
Coworking spaces in apartment complexes have been in the works since before the coronavirus pandemic. In 2018, Bisnow reported on the trend of replacing clubrooms and lobbies with coworking areas, available to even nonresidents, and the coronavirus pandemic has only spurred that on, turning tech and office amenities once considered a perk into near necessities for new projects.
Park on Napoli also offers a resort-style pool, a grill house, a dog park and a two-story fitness center with a yoga studio.
Construction financing for the project was through Texas Capital Bank. Houston-based Blazer is the contractor, and Houston-based Mucasey & Associates is the designer.
Vintage Park chiefly refers to the northwest Houston mixed-use development of the same name, however, nearby multifamily units also use the branding.
