Growing Wildwood
Wildwood Corporate Centre’s first phase will be shell complete in May, and developer Archway Properties is in design with Phase 2. Archway founder Don Dennis tells us the 128k SF LEED Silver office building delivering soon is 60% pre-leased, mostly to Devon Energy. The Class-A-plus property sits just outside of The Woodlands proper, and Don believes it’ll be the nicest building in the Spring area (ownership really wanted to make a statement). He expects more top-tier product will follow to fill in the area between The Woodlands and Springwoods Village.
Of course, that includes more buildings in Wildwood Corporate Centre—Don tells us Phase 2 will be an eight-story, 200k SF building. It’s slated to break ground in Q4. Don says Wildwood is only one minute from I-45, a major draw for employees who don’t live in The Woodlands. Leasing activity has been great; Don’s been particularly impressed with amount of interest from 5k SF users. At first the team wasn’t sure how it wanted to divide the space, but now that it’s signed its first large users, it’ll start looking at those smaller tenants and Don believes the remaining vacancy will lease up very quickly after opening.
