Three Ways 20 Greenway Signed Three Tenants
Mitsubishi Heavy Industries America, RealEC Technologies, and Mercuria Energy Trading Group will move into a combined 77k SF in 20 Greenway Plaza over the coming months. CBRE’s Steve Rocher and Cody Armbrister rep landlord PrinREI and are pleased to see the Class-A property hit 85% occupancy. Steve (above with colleague George Jones on Go Texan Day) clued us into the building’s appeal.
1) $5M renovation project
The biggest changes are a new fitness center and upgraded conference center. (Make sure you don't mix them up... giving a presentation on a treadmill is tough.) The team is also updating landscaping, improving parking garages, and remodeling the lobby (rendered below) and common areas. The renovations will wrap up in September.
2) Open layout
Steve tells us 20 Greenway has a more open layout than some of the other Greenway properties. For example, Mercuria is moving over from 5 Greenway not just because it outgrew its existing office, but because it liked the design here. All three new tenants will have open plans.
3) Amenities
It’s hard to beat the environment of Greenway. New retail and multifamily have been built nearby in the last few years, there’s a Starbucks half a block away, and you can beat traffic to the first showing of Muppets Most Wanted. That walkability might have felt like home to Mitsubishi, which is relocating its corporate offices from Austin.
