Axiom Space Signs Clear Lake Office Lease
Houston-based startup Axiom Space has signed a 31.3K SF lease at 1290 Hercules Ave., the largest leasing deal in the Clear Lake submarket since the coronavirus stay-at-home order took effect. The lease is for an entire office floor, taking the building from full vacancy to 52% occupancy.
Hercules II is a two-story, 65.2K SF Class-A office building close to I-45 and other major Clear Lake thoroughfares. The property has undergone a complete renovation of common areas, including custom landscaped green space.
Axiom landed a major NASA contract in January to build and attach commercial modules to the International Space Station. The company has previously said it intends to launch the first module in the second half of 2024.
To achieve this, Axiom announced significant expansion plans in February, including the construction of a large facility at the Houston Spaceport. At the time, Axiom said it was in the process of negotiating a lease for temporary office space.
The newly leased office space is less than a mile from the Johnson Space Center, and less than 10 miles from the Houston Spaceport.
Axiom is the most recent tenant to sign on with the spaceport, which is in the midst of building out infrastructure as part of its Phase 1 expansion.
Savills Inc.’s Noah Kruger and Derrell Curry represented the tenant, while Transwestern’s Matthew Seliger, Doug Little and Louann Pereira represented the landlord, Capital Commercial Investments Inc.
