Galleria Place Latest Office Building To Announce Renovations
Another Houston office building is using the market softness to find time for a facelift. Lincoln Property is spending $14M on Galleria Place I and II, 10- and 11-story Class-A office buildings totaling 395K SF. Renovations will include improvements to the building exterior and common areas, refreshing finishes, adding new tenant amenities (like a 3,700 SF fitness center) and most notably, creating a one-acre landscaped lawn. Lincoln Property has retained Kirksey for base building upgrades, and the Office of James Burnett for landscaping. Construction is underway and should be completed by Q1 2018. Galleria Place I is 30% leased, and Galleria Place II is 65% leased.
All around Houston, crews are busy renovating aging office buildings. With the majority of Houston's office product built in the 1980s, building owners are using the timing to renovate, like The Jones on Main in Downtown or Greenway's extensive renovations.
