Houston Metro's First Mass Timber Office Building Reaches 80% Preleased

Three months after breaking ground, Howard Hughesmass timber office building in the Cypress area is 80% preleased.

CrossCover Insurance, Advanced Orthopaedics & Sports Medicine and Howard Hughes’ Bridgeland office will be the first tenants of One Bridgeland Green, a 50K SF mass timber office building. 

Howard Hughes said in a news release that the leases exceeded expectations and make the case that businesses are seeking quality, sustainable and innovative office space. The building is the first mass timber office development in Greater Houston, although Hicks Ventures last year announced plans for the 200K SF Framework @ Block 10, a mass timber building in the city proper.

The leases total about 40K SF. Advanced Orthopaedics & Sports Medicine will have the largest space, 18K SF, housing orthopedic and spine surgeons, pain management specialists, rheumatologists, an occupational medicine physician, physical therapy and occupational hand therapy. Partners Real Estate’s Griff Bandy and Taylor Clayton represented the tenant. 

The Bridgeland Welcome Center will relocate to One Bridgeland Green, along with office space for the Howard Hughes development team, accounting for about 14K SF. 

CrossCover Insurance, a provider of commercial business insurance, will move its headquarters to One Bridgeland Green with a lease of about 8,600 SF. Anthony Fritsche of Cresa represented the tenant.

The building's use of materials, including mass timber, lumber and photovoltaic rooftop panels, will enhance the building’s efficiency, the company said. The building will also have a 10,000-gallon rainwater harvesting cistern to recycle rainwater and HVAC condensate, which Howard Hughes projects will reduce its municipal water consumption by 80%. 

Construction began on One Bridgeland Green in May, and it is scheduled to open in summer 2025 as part of Village Green at Bridgeland Central, which will include an H-E-B, a first for the master-planned development of Bridgeland. 

“One Bridgeland Green achieving 80% lease occupancy just three months after breaking ground is a testament to businesses' desire to provide their employees with a higher quality of life, whether through sustainable development practices, proximity to nature, access to highly acclaimed schools, or world-class amenities and neighborhoods,” Jim Carman, president of the Houston region for Howard Hughes, said in the release.

Leasing for the mass timber office is overseen by Kevin Stutts with Howard Hughes and Scott Fikes and Jack Russo with JLL.
