Total Plaza In For A Total Makeover
Another Downtown Houston office building is up for renovations.
Brookfield Properties plans to transform Total Plaza, a 35-story tower at 1201 Louisiana St. The asset features 822K SF of Class-A office space and 12K SF of retail space.
The upgrades will focus on the tunnel, street and second-floor levels. Construction is set to begin this summer and be completed in early 2020.
“Brookfield Properties has a longstanding history of investing in our assets as evidenced through Total Plaza, as well as ongoing renovations at Houston Center and Allen Center,” Brookfield Properties Executive Vice President Travis Overall said in a release. “Our approach aims at creating strong work environments that continue to attract new tenants to downtown.”
Renovations will include new floor and wall finishes, new lighting and ceilings, modern finishes in the elevator cabs and lobbies and new furniture, security console and signage on the interior and exterior of the property. Recently, the property added a new fitness facility, bike room and destination elevator dispatch in two elevator banks.
The renovation project architect is Ziegler Cooper Architects. Tellepsen is the general contractor.
In February, anchor tenant Total renewed and expanded its office lease. Additionally, Island Grill, an American-Mediterranean concept, announced a new location at Total Plaza that is slated to open in 2020.
Brookfield will wrap up renovations at Houston Center and Allen Center in late 2020.
