Ain't It Grand: Housing And Retail Starts Around The Grand Parkway
Strong retail and single-family development along the Grand Parkway/State Highway 99 will soon be followed by multifamily groundbreakings.
More than 3.1M SF of retail, restaurants and entertainment is being delivered by 2021 along the Grand Parkway, according to analysis by CBRE Research and GIS Location Intelligence.
Housing starts increased 5.6% last year in the West Southwest and West Northwest quadrants along SH 99, Metrostudy reports.
Multifamily is close behind: About 20% of the 7,000 units delivering in Houston this year is near the Grand Parkway. CBRE highlights Waterview Town Center as one of the most notable projects coming along the Grand Parkway; the 134-acre property in Fort Bend County will have more than 1M SF of retail and 266 Class-A apartments. On the northern edge of the loop, Valley Ranch Town Center is adding 1.5M SF of retail and 1,000 Class-A apartments to the 1,400-acre Valley Ranch master-planned community near Kingwood.
At 184 miles, the Grand Parkway will be longer than 610 and the Sam Houston Tollway combined. It has 2,000 drivers and passengers per day already and will complete (the eastern legs of the loop are not done) around 2022.
