Law Firm Relocates To 1.4M SF Mixed-Use London Scheme

Law firm Winckworth Sherwood has signed to take a new office at the first building in a major London mixed-use scheme, Bisnow can reveal.

Winckworth Sherwood is taking 27.4K SF across the eighth and ninth floors at the recently completed Arbor building at Bankside Yards in Southwark, just on the south side of Blackfriars Bridge. It is relocating from nearby Minerva House. 

The 223K SF Arbor building is net-zero in operation, a significant factor in Winckworth Sherwood choosing the building, scheme developer Native Land said. The company said the property is also of the quality to support the firm in continuing to attract and retain the best talent.

The deal takes the building to more than a third let. The Carbon Trust relocated its global headquarters to a 13.8K SF floor of the building in March 2023, while law firm Lewis Silkin has moved into 28K SF on the sixth and seventh floors after taking a pre-let in December 2021. The Financial Times Stock Exchange 100 Index-listed industrial technology business Smiths Group completed a deal to move its headquarters to Arbor from St James’s Square earlier this year, taking 13.6K SF. 

Arbor is the first building at Bankside Yards. The 5.5-acre mixed-use scheme comprises eight new buildings with more than 350K SF of offices, 50K SF of amenities, bars, restaurants and cultural space, and a five-star hotel. The development will also deliver more than 700 apartments, including homes for private sale and rent.

Native Land is a co-investing joint venture partner in Bankside Yards, alongside Temasek, Amcorp Properties Berhad and Hotel Properties Ltd of Singapore.

Native Land’s Jay Squier will be a panellist at Bisnow’s Supercharging Urban Development event Tuesday, May 23, to be held at the Arbor building. Other speakers include L&G’s Denz IbrahimAustralianSuper’s Paul Clark and British Land’s Emma Cariaga.

Bankside Yards is a fossil fuel-free major mixed-use development. All its electrical power will come from fully renewable sources. A fifth-generation energy-sharing network will deliver reductions in energy use and enable the site to achieve net-zero carbon in operation.

“Arbor is a world class environment which will give our people and clients a fantastic home,” Winckworth Sherwood partner Andrew Kinsey said in a statement.

Kinsey led the deal for the company. Knight Frank and Ingleby Trice are letting agents for Arbor.
