Century-Old Examiner Building Getting $40M Overhaul
In yet another sign this is not your father's Downtown LA, a JV of Georgetown Co and Hearst Corp are transforming the landmark Herald Examiner Building into creative office mixed-use.
We caught up with JLL managing director Carl Muhlstein, who will be leading the leasing effort on the development. He tells us creative tenants preferring South Broadway bordering between South Park and the Fashion District in booming Downtown will be attracted to the intimate project size, large floor plates, rare north light skylights and parking. Walkability doesn't hurt either, as the building is surrounded by thousands of new apartments. The building was constructed in 1914 and designed by Julia Morgan, the renowned architect who designed Hearst Castle.
The project is expected to be complete in late 2017 and will include 80k SF of office space. The building sits on two rapidly growing and resurgent neighborhoods, South Park and the Broadway Corridor. The building’s historic two-story lobby will be restored, along with a complete renovation and restoration of the building.
