Shein Takes 1M SF Of Sublease Space Off The Market In Cherry Valley

Fast-fashion retailer Shein has taken a 1M SF industrial space off the sublease market in the Inland Empire's Cherry Valley, Bisnow has learned.
A source with knowledge of the property confirmed that the space was off the market but declined to offer additional details.
The 1M SF distribution center was one of two adjacent warehouses that Singapore-based Shein preleased in the 1-10 Logistics Center in Cherry Valley in 2022 before the facilities were complete. Together, the properties span 1.8M SF. Shein has been operating out of the 800K SF warehouse.
Both warehouses were completed in 2023 at the intersection of I-10 and Cherry Valley Boulevard. That same year, Brookfield bought the warehouses from Shopoff Realty Investments and Artemis Real Estate Partners for $328.7M, The Real Deal reported at the time.
Shein did not respond to a request for comment.
Around this time last year, Shein started aggressively expanding its presence in the U.S. by headhunting Amazon executives to build out its logistics network stateside, with the goal of improving shipping times and attracting new, U.S.-based sellers to the platform.
Shein will need to grow its logistics network if it plans to compete with Amazon, The Wall Street Journal reported last year. Shein, Temu and TikTok present "one of the tech giant’s greatest retail threats," the WSJ reported.
