One More TOD Proposed for Culver City Train Station

Local investor Vitruvian Culver City LLC has proposed a new mixed-use development, 8777 Washington Blvd, which is named for its location in Culver City. Located on a one-acre site at the corner of West Washington and National Boulevard, the five-story transit-oriented development (TOD) includes 80 residential units, nearly 30k SF of creative office space and 16k SF of retail. It would replace the Surfas Culinary District location near the Expo Line station in Culver City.

Plans for the apartment component include a communal courtyard with seating nooks; a rooftop deck featuring a pool, spa and shade structure with exercise equipment; and breezeways on each level with seating to enjoy views. The office component design features 3,700 SF of outdoor spaces. The retail component includes a landscaped, 1,750 SF outdoor dining area suitable for use by a potential restaurant tenant. The project’s 345 parking stalls are located at grade and on three below-grade levels.

This would be the fourth mixed-use TOD to be built in the city's TOD district  around the Expo Line’s station in Culver City, which opened in 2012. Projects by Houston-based apartment developer Greystar Real Estate and local developer Runyon Group are under construction across the street on Washington, and LA-based developer Lowe Enterprises has proposed a 500k SF project on the train station park-and-ride lot.
