Chinese Developer Pitching 3 LA Condo Towers
A subsidiary of Shanghai real estate developer ShengLong Group has released plans for three high-rise condo projects, two in Downtown LA and the other in nearby Koreatown.
The developer’s website provides conceptual renderings for the Grand Residences, a 22-story, 150-unit, luxury condo tower at 1233 S Grand Ave, between 12th Street and West Pico Boulevard. The project’s ultra-modern glass exterior is architecturally similar to the Evo Tower next door and features rooftop amenities, including a pool, spa, fitness center and recreation rooms. The project has 5k SF of ground-level retail space and six levels of parking, two subterranean and four levels above grade, Urbanize LA reports.
The proposed $100M, 37-story, 126-unit luxury condo tower 1201 S Grand Ave at 12th Street is adjacent to Staples Center. Although no new details are available for this project, managing partner Joseph Lin told the LA Times these units will be priced at $1k/SF. There also are few details available for the Koreatown project, which is proposed as a 300-plus unit condo tower. The project is slated for a 1.5-acre site at 2972 W 7th St, across the street from Southwestern Law School. [ULA]
