Four Developments Shaping El Segundo
With new developments going up and an increasing number of developers eyeing the area, El Segundo is thriving.
Here are a few developments on the horizon for El Segundo.
1. Ascend
This Frank Gehry-designed creative office building in El Segundo is at Utah and Douglas avenues.
The one-story, $50M project, named Ascend, will be 80K SF.
It is being built by NSB Associates, whose founder, Larry Field, is a longtime friend of Gehry's.
Ascend will be the sixth building in the creative office complex.
It is expected to open to tenants in Q4.
2. 777 Aviation
In one of the largest leases in LA last year, the Federal Aviation Administration signed a 15-year lease at 777 Aviation Blvd. in El Segundo.
The deal was worth more than $120M for the 154K SF of office space in the 309K SF building. It was previously occupied by Xerox.
An Embarcadero Capital Partners and Westbrook Partners JV owns the building.
3. Elevon
Elevon is a new creative campus in El Segundo.
It was built from the ground up and designed by architect Steven Ehrlich in collaboration with Ware Malcomb Architects.
The campus is also the site of the LA Lakers' corporate headquarters.
4. The Idea Factory
The Idea Factory is a new $2.5M project at 123 Lomita St.
It features outdoor, shared creative space, called SkyPark.
SkyPark will consist of game tables, swings, a putting green and a barbecue area.
The creative campus was designed by E.B.E. Associates Inc. building designer Edel Vera and built by JCG Construction.
The developer is Propeller Properties, where Brett Drogmund is a principal.
