Law Firms Take 56K SF In Irvine Co.'s Century City Tower
Two law firms have signed leases at Irvine Co.’s 2121 Avenue of the Stars in Century City for a total of 56K SF.
National trial law and litigation firm Robins Kaplan LLP leased 23K SF in the 34-story high-rise, and litigation firm Miller Barondess LLP leased 33K SF, Irvine Co. announced. Miller Barondess' lease is both a relocation and expansion. The firm will move from approximately 20K SF at 1999 Avenue of the Stars, Miller Barondess Partner Louis R. Miller told Bisnow.
The building offers on-site amenities including a café, a tenants-only fitness center, concierge services and outdoor space set up with WiFi and TVs for work or gatherings.
“The leasing activity validates the continued importance of the office as we look toward the future of work,” Irvine Co. Regional Vice President of Leasing Beau Rawi said. “Forward-thinking companies continue to see the immeasurable value of being together at premium workspaces to inspire and enhance culture, productivity, innovation and, ultimately, business growth and success.”
Law firms are often viewed as very reliable office tenants, but their square footage per lawyer needs have been shrinking since before the pandemic. While they may indeed keep seeking top-tier office space as a way to recruit the best talent, signs are pointing to them needing less of that space than they might have five or 10 years ago, Bisnow has reported.
Century City is one of LA’s top law firm hubs, with these businesses making up about 20% or 2.7M SF of all office space in the submarket, according to Newmark research.
CBRE’s Clay Hammerstein and Danny Rees represented Robins Kaplan; NAI Capital’s Mike Arnold represented Miller Barondess. Representatives from Robins Kaplan were not immediately available for comment.
