Offices Plan Grows By 220K SF As Mayfield Gets Deeper Into The Manchester Office Vibe
First it was a 70K SF office block, now it is a 70K SF office block and a second, 220K SF office block, as the amount of office space planned for the first phase of a £1.4B Manchester development spirals.
The Mayfield Partnership has announced plans for a second office building as part the first phase of the transformational £1.4B Mayfield development, near Manchester’s Piccadily mainline railway station.
A planning application is to be submitted in the autumn for a 12-storey office building comprising approximately 220K SF of Grade-A workspace on Mayfield’s Baring Street Campus.
Designed by architects Morris + Co., the building will offer terraced views of Mayfield Park, a managed public park surrounding the River Medlock, which will be at the heart of the new neighbourhood at Mayfield.
The addition of a second office building to the proposed planning applications is a response to strong occupier interest in Manchester as a leading business location, and in Mayfield, one of the UK’s largest and most important regeneration opportunities.
Located opposite Manchester Piccadilly Station, the majority of the 30-acre Mayfield site, which includes the landmark station building on Fairfield Street and depot, has been under-utilised for 30 years.
The project is being brought forward by the Mayfield Partnership, a public-private venture comprising London and Continental Railways, the UK Government’s commercial developer, Manchester City Council, Transport for Greater Manchester and regeneration specialist U+I.
The building’s ground floor will provide double height space for use as an exhibition space or for community events, while also providing access to the park.
The Mayfield Partnership’s long-term plan is to create an iconic, £1.4B mixed-use community over the next 10-15 years. This includes the 6.5-acre park, world-class office space, homes and leisure facilities alongside further extensive public realm.
The wider Mayfield regeneration vision will potentially provide 1.7M SF of office space, 1,500 homes, a 650-bedroom hotel, retail and leisure space.
