Duke Bets Big in Pembroke Pines
Spec office isn't just for Downtown Miami or Brickell—Duke Realty Corp is betting it will lease briskly in markets such as Pembroke Pines, because not everyone wants or needs to be in glitzy office markets. But they do need more space.
Duke has broken ground on the 146k SF Pembroke Pointe A, the first of four planned office buildings on a 36-acre site that fronts I-75 at Pines Boulevard. The building will be for companies that want significant square footage in a readily accessible location, Duke SVP, Florida Ed Mitchell tells us. The property's part of the latest wave of local development for the Indianapolis-based real estate giant, having developed more than 1M SF of suburban office properties in South Florida since it entered the market in 1999. Pembroke Pointe A is being built on 36k SF floor plates for flexibility in space planning, Ed notes, and is adjacent to the Shops at Pembroke Gardens, a retail lifestyle center, and will include pedestrian and automobile connectivity to the retail development.
