How The Right Investment Choices Landed A Business Park A Premier Restaurant Tenant
Restaurant 801 Chophouse, a Des Moines, Iowa-based chain with eight U.S. locations, has chosen its first location in the Washington metropolitan area: Westpark Corporate Center.
The move not only highlights the continued appetite from the local business community for a premier dining experience, but it also highlights the positive impact that can be achieved when a landlord invests in upgrading commercial real estate, Newmark Executive Managing Director John Henschel said.
Jamie Lynch, executive managing member of 801 Restaurant Group, described 801 Chophouse as “a quintessential steakhouse known for its timeless yet contemporary ambiance.”
The restaurant features seating for up to 360 guests and an outdoor patio, a unique in-house meat program featuring only aged USDA Prime cuts, wet and dry-aged, and Japanese and domestic Wagyu beef. It includes a daily fresh sheet with the freshest seafood, in-house pastry desserts, small-batch bourbons and scotches, and an award-winning wine list. Lynch added that 801 Chophouse is celebrated for its professional and personable staff and expertise in private dining.
The new location will serve lunch and dinner, feature six private dining rooms and offer valet parking.

Pat O’Meara, Mike Howard and Zach Elcano of Rappaport represented the landlord in the transaction. O’Meara said that welcoming 801 Chophouse to Westpark Corporate Center is a major win for both the building and the community.
“Because this is such a prominent location within Tysons, as well as an opportunity to add a great amenity to the building, we were very selective in finding the right tenant. We are thrilled to bring 801 Chophouse to the Greater D.C. market, and we believe that they will be a tremendous addition to the area,” he said. “It shows how investing in the tenant experience can really pay off. 801 Chophouse has taken an almost 13K SF space at Westpark Corporate Center following significant upgrades to the business park.
Westpark Corporate Center spans 500K SF across two buildings and is LEED Gold certified. The pandemic accelerated real estate trends, such as people’s desire to be in a vibrant location that offers everything they need, Henschel said.
“People want walkable amenities that include fitness facilities and leisure options,” he said. “The investment was aimed at helping employers at the business park to entice employees back to the office, providing an all-in-one solution.”
As part of the overall refurbishment project, tenant amenities were added, including the upcoming two-story glass facade fitness center, rooftop seating, a new conference facility and a flexible community area. The center also offers a concierge, lobby-level conference facilities, a tenant lounge, an outdoor plaza, bike storage and car charging facilities, among other amenities. A grab-and-go market provides fresh snacks 24/7, while three breakout rooms provide an alternative workspace for tenants.
“The restaurant is a fresh take on a high-end steakhouse and has a brilliant reputation,” Henschel said. “It will be a great place for the business park’s tenants to pass happy hour, as it brings a phenomenal wine selection and provides a special dinner spot with valet parking. We’re all looking forward to the restaurant’s opening on Aug. 12.”
