Is Airbnb Taking Down Lodging REITs?
Companies are blaming Airbnb for lodging REITs’ 35% drop since early 2015. But is the booming home rental site really undermining the US hotel industry? Turns out, probably not.
Airbnb may have lodging REIT investors scared, but compression nights—nights where hotels are nearing full occupancy—have actually increased since 2010 in the top 25 US lodging markets.
Daily rate premiums have been stable over that time also, meaning Airbnb can’t be putting a big dent in hotel profits, Seeking Alpha reports. In fact, Airbnb could be a boon for hotels if they allow hotel room listings on the site. [SA]
