WESTCHESTER, NY: If at First, You Don't Succeed...

If the time we spend on Pinterest is any indication, we love inspiration. Here's one: the $65M, 188-unit Harbor Square mixed-use residential project in Ossining (yes, the home of Don Draper). Five mayors and one monster recession later, the project held its second groundbreaking Wednesday on the banks of the Hudson River, having first moved dirt in 2006 before construction was stymied by the downturn. (Luckily for them, the dirt didn't go anywhere.) Above, we snapped the all-smiles village Mayor Bill Hanauer and developer Martin Ginsburg.

One positive from the recession: Martin says he was able to redesign it better. Now 10% of the units will be held aside as affordable housing, and the project—which'll deliver in 2016—will include a 5,000 SF destination waterfront restaurant, new park, public sculptures, and a children’s playground. (And when you stop by town, you can visit Old Sparky at the revived Sing Sing Prison Museum, too.) We love when triumph laughs in the face of a downturn—tell us about your projects that got a second chance.
