The building, at 270 Davidson Ave. off Interstate 287, has plug-and-play units starting at 2,800 SF, a newly renovated lobby and common areas, a café and shared conference center space, covered parking and on-site property management. It also offers easy access to Routes 18, 22 and 27.
Colliers International's Richard Mirliss, Michael Tesser, Alexander Vitro and Ryan Haggerty are marketing the building as an owner-occupier purchase opportunity, with 83K SF available for lease to a single user or multiple tenants.
Mirliss said that more investors are exploring such property purchases as a means to control their operating costs for the long term; Central New Jersey's average Q1 asking rents closed at $25.82/SF, a $1.05 increase year-over-year.
Tower 270 is the tallest building in Somerset County, according to LoopNet.
