Later, we tickled our real estate curiosity and tastebuds with a trip Uptown, where we first dropped by the luxury 111 Central Park North to mingle with neighborhood owners, brokers, retailers, and residents in the 7k-SF retail space being marketed by Ripco Real Estate's Brad Cohen and Patricia Garcia. The ideal tenant would be a local restaurant looking to expand, they tell us. The attraction? Space for sidewalk seating. (Since it's within the property line, you don't need a permit.) The building's retail portion already has three tenants—a Subway, deli, and doctor's office—and the remaining availability can be split into three different spaces.

Nearby Restaurant Row is filling up, and Lenox Avenue is taking on a cool new vibe, further attracting people to the neighborhood, say Patricia and Brad, whom we snapped with Massey Knakal's Shimon Shkury, Blumenfeld Development's Mark Brennan, and Grid Properties' Scott Auster. Fun fact: The mural behind them was painted at 2 AM yesterday by Washington Heights artist Dister. Adding to the Harlem ambience, guests noshed on some of the neighborhood's best culinary offerings, including Harlem Brewery Co., Harlem Vintage, Dinosaur BBQ, Ristorante Settepani, Sylvia's, and Make My Cake, while listening to a local jazz band of Grammy Award-winning musicians.

We then hopped the subway one stop to visit Columbus Square, the Costas Kondylis/SLCE-designed, mixed-use complex under construction on Amsterdam and Columbus Avenues. Complex owners The Chetrit Group and Stellar Management, Curbed, and New Taste of the Upper West Side partnered to introduce potential new residents to the best of the neighborhood. We snapped this on 808 Columbus' two-acre landscaped rooftop (one of Manhattan's largest) as 400 guests chowed down on bites from eateries like Calle Ocho, Shake Shack, and Rosa Mexicano. (Our favorite was Graffit's tapa of octopus and vegetables, topped with strawberry Pop Rocks.)

Out of the five residential buildings that make up the Columbus Square complex, 801 Amsterdam and 808 Columbus began leasing apartments in 3Q'09, while 775, 795, and 805 Columbus should start leasing by year's end. All of the buildings will have energy efficient features and others that promote healthy living like solar panels and high-performance glass. Only 50k SF of the retail space is left, Kelly reports—Whole Foods, TJMaxx, Michael's Arts and Crafts, and Sephora have already set up shop. Modell's, Borders, Duane Reade, Chase, and the Mandell School, among others are slated to open soon.
