Not all developers are twiddling their thumbs these days, especially Muss Development, the force behind the largest mixed-use project under construction in New York City—the 3.3M-SF Sky View Parc in Flushing, Queens. We caught up with principal Jason Muss for the latest.

Jason and Muss SVP Toby Klein flank brokers Clement Tso of Clement Realty, John Hong of Hanmi Realty, and Jennifer Lee of Keller Williams, who have sold most of the 130 out of 448 apartments. Muss has also leased 70% of the 800k-SF of retail to big names like Old Navy, Target, Bed, Bath & Beyond and Best Buy. The first phase of the project, which includes the residential towers and ground-floor retail, should be finished by the end of the year, he says.

We’re smitten with this high-tech model; you type in which apartment you’d like, and TV screens around the room show you the exact specs and view from that unit. What you see is what you get; all extras, like the trees and tennis court, will be faithfully replicated. Between the retail, rooftop park, and amenities, there’s no need to leave the property, Jason jokes. But if you do, Flushing’s Main Street and the 7 train are only a few blocks away. It’s also hitting distance from the new Citi Field.

We snapped this picture of Sky View Parc from across Roosevelt Ave. (In case you forgot what that large metal object is, it’s a crane—don’t see too many these days.) Muss is also finishing up on a $15M capital improvement at its 130k-SF 64 East 48th St. office building, including a new lobby, elevators, and upgraded façade. They’re in negotiations for the 4th and 16th floors, but the 6th floor is still available; City Sports just moved into its 16k-SF ground floor retail lease.
