Park Avenue's Crown Jewel now glistens in gold after 18 months of high-profile renovations and building upgrades on a capital program that began several years earlier. Now the 83-year-old 230 Park Avenue has become the first pre-war and landmarked office building in NYC to be certified LEED-EB Gold. |
We met with sponsor Monday Properties' COO Brian Robin and SVP Hani Salama in the lobby, where all the chandelier lights were replaced with energy efficient CFLs. With help from CodeGreen Solutions, the owner-operator also implemented state-of-the-art energy-management systems that reduce costs and equipment use without interfering with tenant comfort and operations. Monday Properties also installed thermo-pane windows, extensive load-shedding systems, and other equipment upgrades. The result? Reduced energy consumption by an estimated 200 kBtu/SF and reduced carbon emissions by 7k tons annually (like taking 1,500 cars off the road). |
Monday Properties is also working with 230 Park tenants to reduce their environmental footprint (recycling, energy efficiency, etc.), Brian and Hani say. Major tenant ING, which leases over 200k SF in the building, recently received LEED Gold for the renovation of its chairman's suite and has applied for Gold for its three-floor HQ. Its effort has resulted in 30% reduced energy consumption. The Monday team tell us that energy efficiency will now be required in all new leases. And they're not stopping at Energy Star and LEED—230 Park is also in the running for BOMA 360 certification. Next stop for Monday's NY portfolio: Energy Star for 1440 Broadway, followed by LEED for 386 Park Avenue South in '12. |
