Vornado has put its hat in 666 Fifth Ave's ring, forming a JV with current owner The Kushner Cos to recapitalize the office portion and acquire a 49.5% interest in the 39-story, 1.5M SF property, which Kushner bought in '07 for a record $1.8B. |
As a result, the existing $1.2B mortgage loan has been modified into a $1.1B A-Note and $115M B-Note and extended to February 2019, and a portion of the current pay interest has been deferred to the B-Note. A local landlord purchased the six-story, 16-unit pre-war building 133 Mulberry St for $22.3M. Highcap Group's Josh Goldflam and Michael Ferrara repped the buyer, while Town Real Estate's Tom Brady repped the seller. The first two floors of the building are leased to restaurant SPQR.*** North 11th Associates purchased the 135k SF mixed-use complex at 118 North 11th St, Williamsburg from 110 North 11th Street Association for $16.4M. Kalmon Dolgin Affiliates repped the seller, while The Corcoran Group's Christine Blackburn repped the buyer. *** Massey Knakal sold four buildings: the 4,600 SF 1012 Lexington Ave and 4,400 SF 1018 Lexington Ave for $7.4M cash (broker:Guthrie Garvin); a 7,500 SF corner, mixed-use building at 292-294 Atlantic Ave, Brooklyn for $5M cash (brokers: Stephen Palmese and Winfield Clifford); and a 2,400 SF mixed-use building at 315 W 53rd St for $2.7M cash (broker: Christoffer Brodhead). *** Urstadt Biddle Properties purchased the 23k SF Eastchester Plaza Shopping Center in Eastchester, assuming the $3.6M first mortgage. The terms were not disclosed. The center is anchored by CVS. *** Rosewood Realty Group sold a four-building portfolio in Bed Stuy (1400 Dean St, 299 & 303 Putnam Ave, and 267 Clifton Pl) for $7.9M. The four-story walkups total 55k SF with 72 units. The firm's Samuel Kooris and Aaron Jungreis repped both the buyer and seller. Aaron also repped the buyer and seller in the sale of a 60k SF, 58-unit elevator apartment building at 1065 Jerome Ave, Bronx, for $4.7M. *** The Queens Borough Public Library purchased the seven street-level commercial spaces totaling over 10k SF at 31-32 Union Street, Queens from DelShah Capital for $3.5M. LOAN SALE Massey Knakal Capital Services closed on two loan sales: a $5.6M loan used to refi an existing construction facility for an 18-unit apartment building in Park Slope and a $2.1M refinanced loan for a 5,000 SF, mixed-use property in Greenwich Village. TJX Cos inked a 32k SF lease for a TJ Maxx store at the Ridge Hill shopping center in Yonkers. Aries Deitch & Endelson's William Hesse repped the tenant, while Andy Silberfein and Michael Goldban repped owner Forest City Ratner.*** 110 West 40th St saw nearly 17k SF in deals, including: Pyramid Consulting Group's eight-year, 2,900 SF lease (tenant rep: Adams & Co's Jeffrey Buslik and Staci Goodman); Nancy Coffey Literary & Media Representation's five-year, 1,500 SF lease (tenant rep: Adams' Michael Hymowitz); Environmental Capital's five-year, 1,400 SF lease; and Traejean Corp's three-year, 1,400 SF lease. FINANCING Meridian Capital Group arranged over $46M in new mortgage financing, including: $16.7M for a six-story multifamily building on Spencer Street, Brooklyn (arranged by Jacob Schmuckler and Zev Karpel); $11M for a 377-unit, 27-story condo-op on Queens Boulevard, Kew Gardens (arranged by Carol Shelby and Dani Sabesan); $6.5M for a 96-unit, six-story multifamily building on Grand Concourse, Bronx (arranged by Avi Weinstock); and $5.5M for a commercial condo on Greene Street (arranged by Cary Pollack). *** GCP Capital Group arranged over $23M in financing, including:$15.3M for a package of seven multifamily properties totaling 465 units and 17 stores throughout Manhattan, Bronx, and Brooklyn (arranged by Paul Greenbaum); a $5.3M acquisition loan for a 57-unit, six-store walk-up apartment building on Sedgwick Avenue, Bronx and $2.3M for a 26-unit, five-story apartment building on Decatur Ave, Bronx (both arranged by Adam Brostovski); and $2.5M credit line for a five-unit walk-up apartment building on Leroy Street (arranged by David Sessa). Jonathan Rose Cos and Harlem Congregations for Community Improvement wrapped up development of Dr. Muriel Petioni Plaza, an eight-story, 65-unit building at 203 W 146th St. The project is Harlem's first LEED Silver affordable housing development for low-income seniors. Green features include high-performance mechanical systems, rainwater harvesting, a green roof, and more.BUSINESS The NYC Economic Development Corp and NYC Council launched three initiatives designed to support and strengthen the city's industrial sector. First, it released an RFP aimed at modernizing and subdividing industrial space across the city, seeking to award up to $8M to subsidize capital improvement cost; second, it hired Miquela Craytor as director of a new Industrial Desk; and third, will release another RFP seeking creation of new industrial BIDs. *** Callison acquired Barteluce Architects & Associates, expanding its luxury retail client base and growing its team to over 75 architects. EXECUTIVE MOVES Jonathan Fanuzzi joined JLL as EVP, expanding the agency leasing practice. He was previously with Newmark Knight Frank, where he's worked with owners like AmTrust Realty, Blackstone, W&H Properties, SL Green, and Vornado. He's a University of Scranton grad. *** Ellen Cea joined Rechler Equity Partners as director of tenant and community development, extending the firm's presence on the east end of Long Island, including the Hampton Business District at Gabreski Airport. She was previously Suffolk County's economic development assistant and held positions at Beigelman, Feiner & Feldman and Kathonah Group. She's a Fordham and CUNY grad. *** Tucker Reed joined Downtown Brooklyn Partnership as president, overseeing the organization's $6.7M budget and attracting new investment to the business district. He's currently director of special projects for Two Trees Management Co and previously worked for the State Department in Baghdad on the rebuilding of the city. He was also founding exec director of the DUMBO Improvement District and senior policy advisor for the Department of Small Business Services. He's a Wesleyan grad. *** CBRE appointed Steven Swerdlow COO of the Americas, a new position in which he will provide exec oversight to a number of key areas, including research and marketing. He'll also continue to have responsibility for the Latin America operations and will assume responsibility for both the Canada and valuation & advisory services ops. He was previously CBRE's president of the Western Division, and also led the company's global corporate services biz and served as prez of the New York Tri-State region and Eastern Division. He's been with the firm since '90 and is a Yale and NYU grad. *** Silverstein Properties promoted Martin Burger to co-CEO, an extension of the firm's ongoing expansion beyond NYC, including Florida, China, and Europe. He's been with the firm since '10 and was previously president & CEO of Artisan Real Estate Ventures.
