Yesterday, after hoofin' to five events around Manhattan, we were in need of a good masseuse and relieved to take an elevator for last night's tour of Eleven Times Square, hosted by developer SJP Properties, its leasing agent CB Richard Ellis, and AREW.

SJP's Rocco Romeo, Moynihan Station Venture's Jennifer McCool(AREW prez), and CBRE's Glenn Isaacson show us a rendering of the completed FXFOWLE-designed office tower, which is scheduled to open by January. Already topped off, the low-rise will deliver in the next month; the mid-rise by June; and the high-rise by August, with occupancy soon thereafter. No tenant announcements yet, but we hear they're in talks with two potential anchors. Mum's the word (but keep your eyes and ears open).

With hard hats in tow, Glenn led the grand tour of Eleven's 24th floor. The 1.1M SF, 40-story office building will be LEED-Gold (but even 30% more effective, he points out), with a high-performance, energy-efficient glass curtain wall. The anchor tenant will also have the rare opportunity for exterior building signage, as Eleven is one of the last buildings to offer that amenity. Another bonus? Seven  unobstructed corner office spaces per floor, overlooking Times Square and the Hell's Kitchen/Fashion District submarkets.
