To push much-needed affordable housing developments forward, you have tothink outside the box, as both land and financing are difficult to find in NYC, says Lettire Construction president Nick Lettire. Projects need to be best-of-class and green to get off the ground. The firm is currently constructing eight projects, all green, including East Harlem's The Ciena and Hobbs Court, developed by the Urban Builders Collaborative and Phipps Houses; and Bronx's Via Verde, developed by Phipps and Jonathan Rose Cos. The first is about 30% complete, while the foundation of Via Verde is almost out of the ground, he reports. The company is also looking at some new opportunities that would incorporate affordable housing components and LEED requirements in Westchester.
