There's a huge need for modern affordable housing in NJ—much of the stock was built in the 1970s and needs to be updated and rehabbed, Michael says. The urban markets are seeing financing from public-private partnerships to improve these properties, while the local governments are also helping in unconventional ways: counties are floating low-rate bonds, cities are granting partial tax abatements, and states are shepherding programs that will allow for modernization.
