New York is for lovers, but November is for NAIOP, kicking off with its joint Capital Marketplace Conference with ICSC on the 8th (Bisnowcoverage). Award ceremonies, panel discussions, and lucky strikes kept all three local chapters buzzing.

Blow out the candles! NAIOP NJ celebrated its 40th birthday Nov. 8 with its annual President's Awards Dinner, where more than 250 professionals gathered at the Short Hills Hilton to celebrate joining Phil Mickelson, the Range Rover, Boeing 747, and Jazzercise as quadragenarians). The Connecticut and Suburban NY Chapter of NAIOP held its 2010 annual awards gala at Winged Foot Golf Club in Mamaroneck on Nov. 11, where it bestowed its Sale of the Year award to Steven Wise Associates' Steven Wise, Connecticut Film Center's Kevin Segalla, and Spinnaker Real Estate Partners' Clay Fowler, whose firms comprise Stamford Exit 9 LLC, which owns 1 Blachley Road. The JV purchased the 700k SF property in March. It was the 33-acre former Clairol world HQ campus, and had been in continuous use by Clairol and P&G for 40 years (in industry parlance, it rinsed and repeated 39 times), until the relocation of the companies' operations to Mexico. It's the largest sales transaction in Fairfield County this year to date. Cushman & Wakefield's Trip Hoffman, James Fagan, and Sal Buono repped the seller, and will serve as the property's leasing agents.

Other winners were Beacon Capital Partners and Cushman & Wakefield, which took Westchester County Lease of the Year for Reader's Digest's 150k SF lease, RMS Construction's Randall Salvatore as Developer of the Year, and Edgewood Capital's Jonathan Levirne as Developing Leader.

Thomas discussed CMBS delinquency rates and how the growth of defaults continue to rise, how the market is “healing,” and the fixed-rate US conduit loan mod pace picked up steam this year.
NAIOP NYC Developing Leaders at Frames Bowling Lounge
The NYC chapter's Developing Leaders program also had a ball—then threw it down a lane—as 50 of its members and prospective members gathered at Frames Bowling Lounge at Port Authority Bus Terminal to network with the under-35 peers they're “growing up” with in the industry. They then closed the month by spending the Friday before Thanksgiving with Monday Properties, where they met COO Brian Robin for breakfast to discuss his experience in the industry and updates on Monday Properties' current projects, including its leasing efforts at 230 Park Avenue and the recent groundbreaking of 1812 N. Moore in Rosslyn, Va. (Bisnow coverage).
