Networking is everything these days, and NYCREW has been one of the go-to associations for women involved in real estate. We met with chapter president Liz Muskat of Ferzan, Robbins & Associates to find out what members are saying and what the chapter has planned in light of the economy.

Liz says her members note the prevalence of constant negative market chatter but hope that out of distress comes opportunity. There will be growth in certain industries that are poised to take advantage of workouts, renegotiations, and other residuals of the distressed debt market. There is need for financial and "brick and mortar" experts to advise landlords on enhancing cash flow.

Here are some shots we took at past NYCREW events, including this one of leasing specialist Anne Laureano and Tiffany director of real estate administration Lisa Gibbons. NYCREW's '09 calendar will offer events on self-repositioning and on infrastructure projects. And the national CREW network will allow members to connect across the country to make farther-reaching deals, as some areas are less affected by the downturn and offer opportunities that members will know about ahead of the market.

Make sure credentials are up to date. Expand expertise through education. Expand networking by joining an interesting non-real estate organization. Make referrals a regular part of your day.Balance work and family. The healthiest perspectives are from those that can stand back and see things differently, Liz says.

Weiser's Noell du Toit, Citibank's Lee Whitener, Thomson Reuter's Quynn Luong, and GE Real Estate's Kathleen Carey. Quynn, who does property tax appeals, likes to escape to Napa. Her favorite wine? Cakebread Cabernet, though she says they also make a good Sauvignon Blanc.

HSBC's Gillian Murray, Timothy Mertens, Jessica Henriquez,Joyce Weidenaar, and Gloribel Cruz. Joyce recently returned from a three-week real estate credit approval escape in Vietnam,Cambodia, and Thailand, where she actually found an HSBC machine to change her currency.

Wall Street Journal's Deborah Falcone, Sklar Realty Group's Lydia Sklar, Cole Schotz's Wendy Berger, and Chicago Title's Pat Lopinski. Lydia had just seen South Pacific at Lincoln Center, though she says it was hard to find the theatre through all the construction there. She tells us her favorite song in it is "Wash that Man Right out of Your Hair," which prompted Debbie to suggest an update, "Let's wash that recession out of our hair," she laughed.
