|Office trends have completely evolved from the traditional options. Nowadays, executive office space is not just a short-term fix that some brokers perceive it to be, says SL Green subsidiary Emerge's James Kleeman, whose firm operates 100k SF of ready-to-use office space at 1515 Broadway and 28 W 44th St. "It's an option that small- and medium-size companies alike see great benefits in," he told us last night at a 1515 broker party, above. "Tenants want the ability to expand and contract without committing to a certain amount of space or lengthy lease term." Emerge has a variety of configurations to choose from, whether you need space for one or 20, all of which come ready to use. And when leased, brokers do receive an attractive commission, he points out.|

Other benefits to executive office space: no lead time, no costly overhead fees for equipment and furniture, and a prestigious address that a company likely couldn't afford in a direct lease. As the market changes, Emerge will be rebranding, James reports—watch for a new name and interactive website in January, which he says will "redefine vacant NYC office space."|
