To find out where the consulting business is trending, we sat down with Carl de Stefanis, president of the multi-disciplinary consultancy firm IVI International. Over the firm’s 37-year history, recessions have always been an impetus for growth, he tells us, and with so many projects having no tenants or buyers, he expects: an increase in workout-related assignments; due diligence on behalf of special servicers, mortgagees, and investors; and project management work on partially completed assets, most of which are condos. |
But there’s still a sense of opportunity driving the market, and IVI is dealing with funds gearing up for what they think may be an opportunity of a lifetime, says Carl, here with IVI principals Linda Bryson and Robert Barone. He’s expecting changes in ownership and buildings continuing to trade at a low percentage of their replacement costs. There's also a larger focus on green, especially with heightened awareness provided by NYC energy audit legislation; IVI's energy consulting services have mostly been focused on conducting carbon footprint studies. |
