Sales Transactions
Massey Knakal sold five buildings: two five-story walk-up apartment buildings at 217-219 West 16th St. in Chelsea for $7.3M cash (brokers: Paul Massey and Brock Emmetsberger); a 3k-SF vacant brownstone at 1624 York Ave. on the Upper East Side for $2.8M cash (broker: Tom Gammino); a 2.9k-SF commercial building at 2168 86th St. in Bensonhurst, Brooklyn for $1.7M cash (broker:Jeffrey Shalom); and a 5k-SF six-family building at 704 Cleveland St. in East New York, Brooklyn for $385k cash.
AJK Bureau of Consultants purchased a 1.8k-SF office condo within 820 Second Ave. for an undisclosed price. Seller Philips International was represented in-house by Andrew Aberham and Winoker Realty's Jonata Dayan and Adam Ben-Dayan.
Lease Transactions
Eisai Medical Research signed two long-term leases totaling 160k-SF in Woodcliff Lake, NJ. It will be moving into the 118k-SF building at 155 Tice Blvd. and the adjacent 41k-SF 300 Tice Blvd. Studley's Gregg Najarian, Daniel Foley, and Chip Conklin represented the tenant. Hartz Mountain Industries, landlord of 155 Tice, was represented in-house by Emanuel Stern, Gus Milano, and Ernie Christoph. 300 Tice's landlord, Mack-Cali, was represented in-house by Christopher DeLorenzo.
Cervalis inked a long-term, 148k-SF data center lease in Northern New Jersey, using 50k SF for data center space and the rest for support equipment, disaster recovery and general offices. The Garibaldi Group's Craig Zurick and Howard Properties' Howard Greenberg represented the tenant; owner Russo Development was represented in-house by Michael Pembroke and CB Richard Ellis'Thomas Mallaney and Carrie Brown.
Upholsterer DeAngelis and digital printing firm TouchStone Direct both inked respective 27k and 16k-SF leases at 21-09 Borden Ave. in Long Island City, Queens. Sholom & Zuckerbrot's Natalie Hurwitz is the exclusive agency for the property, owned by 21-09 Borden Avenue Corp., which previously occupied the entire 170k-SF building and is moving operations to California.
Community Access signed a 15-year, 21k-SF lease to relocate its office to 17 Battery Place North. Cushman & Wakefield's Mark Mandell and Carri Lyon represented the tenant in negotiations with owner Moinian Group; the brokers also represented the tenant in the sale of its two commercial condo floors it owns at 666 Broadway.
McGivney & Kluger, Legal Solutions Group, and Map Financial Group signed three new leases totaling over 8.5k-SF at 80 Broad St., bringing the building's occupancy to 97%. Newmark Knight Frank's Fred Trump III and John Moran III represented McGivney; Winslow & Co.'s Joshua Winslow and Patrick Nash represented Legal Solutions; and RE Com Partners' Alan Markowitz represented Map Financial. The landlord is Swig Equities.
Public Clothing Co. inked a 7-year, 8k-SF lease at 499 Seventh Ave. The space will consolidate its Generra, French Cuff, and Private Label brands. The Kaufman Org.'s Michael Heaner and Grant Greenspan represented both sides of the transaction. Although the lease terms were undisclosed, the asking rent was $43 PSF.
Women's sportswear manufacturer Sand K Inc. committed to 1.7k-SF of showroom and office space at 530 Seventh Ave. Savitt Partners' Marc Schoen and Brian Neugeboren represented the tenant, while Marc and Michael Schoen represented the landlord.
Linger Cafe signed a 10-year lease for 940 SF at 533 Atlantic Ave, Brooklyn. Grubb & Ellis' Henry Goldfarb and Stanley Lindenfeld represented both the tenant and landlord in the transaction.

David Simson joined Newmark Knight Frank's New Jersey operation as vice chairman. He comes from FirstService Williams of New Jersey, where he was co-founder/president. He is a graduate of the University of Maryland.
Robert Klein joined MKDA as managing director of strategic services, responsible for strategic facilities planning and workplace strategies. He was most recently principal at Swanke Hayden Connell Architects, where he worked with Burberry, Skanska, and CUNY, among others. He holds degrees from the University of Michigan and the North London University in England; he also studied at the Instituto Universitario di Architettura di Venezia and University of Manchester.
