Praxis Housing Initiatives purchased a 20k-SF former parking lot at 4339 White Plains Rd. in the Bronx for $1.3M. The seller of the property, 4339 White Plains Associates, is associated with sneaker and clothing retailer VIM. NAI Friedland’s Rick Stassa brokered the deal.

NAI Friedland’s Carl Silbergleit and Ellen Benedek completed the sale of a 5k-SF space at 277 Tarrytown Rd. in Elmsford, NY, representing both seller CIT Small Business Lending Corp. and buyer Alfred C. Laub, and the sale of 10k-SF space at 374 Windsor Hwy. in Vails Gate, NY, where they consulted purchaser Tutor Time. The seller was Capital Business Solutions.

Lease Transactions

Sudler Corporate Park in North Brunswick, NJ saw two deals from Capacity LLC: a long-term 125k-SF renewal at 1112 Corporate Rd. and a new long-term 140k-SF lease at 1101 Corporate Rd. CB Richard Ellis’ John Maloney Jr. represented the tenant, while Steven Spinweber represented owner The Sudler Cos. in-house.

Par Pharmaceutical signed a five-year, 59.5k-SF renewal at 300 Tice Blvd. in Woodcliff Lake, NJ. CresaPartners’ James Scancarella, Larry Leib, and Robert Rencarge represented the tenant. The landlord is Mack-Cali.

Sagent Advisors inked a 10-year, 44.4k-SF expansion at 299 Park Ave. Newmark Knight Frank’s Dennis Karr, Neil Goldmacher, and Brian Goldman represented the tenant. The transaction involved a sublease from UBS, represented by CB Richard Ellis, and an extension of terms from owner Fisher-Park Lane.

TPLP Triumph Production inked a long-term, 4.3k-SF lease at 555 Fifth Ave., subleasing the space from a law firm. Winoker Realty’s Marc Miller represented the tenant, while John Lord represented owner Atco Properties in-house.

110 W. 40th St. saw two deals: Integrate New York’s three-year,814-SF deal and Think Big Buy’s three-year, 342-SF lease. Adams & Co.’s David Levy and Michael Greenberg represented both the tenant and landlord in the transaction.

Construction & Development

The Hampshire Cos. broker ground at CENTRA, a new business park located at 186 Wood Avenue South in Woodbridge, NJ. It plans to redevelop the site in phases, which includes taking the existing building of 98.5k-SF and renovating and expanding it by 8k SF. The site also provides capacity to build up to 640k SF, which the firm will develop over time. The first phase will be completed later this year, and is slated for LEED certification. Partners include Kohn Pedersen Fox, Tishman Construction, and Cushman & Wakefield’s Robert Rudin, Edward Duenas, Jeremy Neuer, and Joseph Sarno as leasing agents.

Construction is complete at the new 50k-SF MALO CLINIC facility at 201 Route 17 North in Rutherford, NJ. The building houses medical offices, an ambulatory surgery center, and an advanced oral rehabilitation center. The team included Sweetwater Construction Corp. and Posen Architects.

Sentinel Data Centers and Russo Development began construction to build out a recently acquired property in Somerset County, NJ into a large multi-tenant data center. The facility resides on 22.5 acres and consists of a 230k-SF single-story structure, expandable to 330k SF. The construction includes a dedicated on-site power substation for delivery in mid-summer. The facility will ultimately yield 160k-SF of net computer room space. (Note: due to location sensitivity in this sector, addresses are many times not divulged).

Aragon Construction began gut renovation and construction on Pine Brook Road Partner’s new 17k-SF office at One Grand Central Place. The tenant will move into the new state-of-the-art space, which will include 25 private offices, after completion in April. The team includes architect Watson & Associates, and the landlord is W&H Properties.

Exec Moves

CB Richard Ellis Group promoted Gil Borok to CFO, taking over responsibilities from Bob Sulentic, who will continue as the company’s president. He’s been part of the corporate finance group for nearly eight years, joining in ’02 and most recently service as Chief Accounting Officer and CFO of its Americas operation.

Cushman & Wakefield promoted Marc Rosenberg to vice chairman, based out of the firm’s Morristown, NJ office. He continually ranks among the top 20 producing office brokers globally, with clients like AT&T, MONY, and Cadbury Schweppes. He holds both bachelor’s and master’s degrees in finance.

Frank Edwards joined FirstService Williams as executive managing director of the firm’s project management service group, where he will lead the division and be responsible for managing and coordinating all aspects of project management and strategic planning in the Tri-State. He was previously with Studley, and also held positions at Goldman Sachs and Salomon Brothers.
