Marcus & Millichap sold a 7.3k-SF Walgreens at 2191 Richmond Ave. in Staten Island for $9.5M. The firm's Steven Siegel and Scott Plasky represented the seller, a Walgreens preferred developer. The lease term for the tenanted building is 75 years with Walgreens having the option to terminate after 25.

General Anesthesia Services and Lion & Company CPAs purchased 75 Jackson Ave. in Syosset, Long Island from SJS Realty for $2.6M. Newmark Knight Frank's Scott Berfas and Michael Silver represented the JV, which both plan to relocate to the 13k-SF building in the summer. Real Estate Strategies represented the seller.

2792 Ocean Realty purchased the 2.7k-SF retail condo at 5 E. 44th St. from Vintage Group for $2.5M. Robert K. Futterman & Associates' David Alani and Brian Segall represented the seller.

Lease Transactions

Piscataway, NJ's Centennial Corporate Park saw two deals:Camber Pharmaceuticals' 33k-SF lease at 1031 Centennial Ave. (tenant reps: Cassidy Turley's Doug Bansbach and Robert Casagrande); and CCS Material's 26k-SF lease at 11 Colonial Dr. (tenant reps: Cassidy Turley's Chad Hillyer and Michael Markey).Brian Fitzsimons represented owner Murray Construction in-house for both deals.

The William F. Connors Agency's William Connors III brokered two deals: New England Bedding's 25k-SF lease at 100 3rd Ave. in Kearny, NJ; and Liv Design's 25k-SF lease at 567 52nd St. in West New York, NJ.

Telcordia Technologies signed a three-year, three-month, 47.9k-SF renewal at One River Centre, 331 Newman Springs Rd. in Red Bank, NJ. Jones Lang LaSalle's Steven Fleming represented the tenant, while John O'Hearn and Erin Moran represented owner Mack-Cali in-house.

One West 125th St. saw two deals: Applebee's long-term, 6.7k-SF lease for its Harlem flagship; and Manhattan Legal Services' long-term, 12k-SF lease. Ripco Real Estate's Brad Cohen represented owner Three West 125th St. LLC in both transactions.

Fifth Street Capital inked a 4.8k-SF expansion to 18.3k SF at Ten Bank Street in White Plains. Jeffrey Newman represented owner Malkin Properties in-house, and Malkin Construction will build out the space for the tenant.

Three executive search firms renewed their 230 Park Ave. leases.Advice Personnel renewed for 3k-SF (tenant rep: Cushman & Wakefield's Mark Lauzon); David Barrett Partners renewed and expanded to 5.4k SF (tenant broker: CBRE's Ivan Hillman); and Focus Capital Markets signed an extension to its 5.4k-SF lease.CBRE and Monday Properties repped owner Monday Properties in all three transactions.

Perfect Studios inked a three-year, 7k-SF extension at the Silks Building, 37-24 24th St. in Long Island City. Francis Greenburger and Robert Singer worked directly with the tenant in the deal in-house for Time Equities.

Woman's clothier Zelda inked a five-year, 6k-SF expansion at 260 W. 39th St. The Kaufman Org.'s Michael Heaner and Grant Greenspan represented the tenant, while Michael also represented the owner. Prior the expansion, the brand was at 499 Seventh Ave.

Restaurateur Ed Martinson signed a 20-year, 5k-SF lease at 45 E. 30th St. Sierra Realty Corp.'s Peter Braus and Peter Levitan represented both the tenant and landlord 43 Park Owners Group. The new restaurant will open in summer.

70 Greene Street in Jersey City saw two 15-year deals, completing the lease-up of its retail portion: City Side Bistro & Grille's 4.3k-SF lease (tenant rep: R&C Real Estate Services' Medhat Dewaik); and Floris Spa & Nail's 3.2k-SF lease (tenant rep: Newmark Knight Frank's Justin Stein). Justin also represented owner Equity Residential in both transactions.

Concurrent Technologies Corp. inked a 2.6k-SF lease at The Picatinny Applied Research Campus in Morris County, NJ. CresaPartners' Kim Ford and Tom Semler repped the tenant, while Brian Banaszynski represented owner Advance Realty in-house.

New York Burger Co. leased its third storefront at 470 W. 23rd St. It was a 15-year, 1.8k-SF deal. Winick Realty Group's Joseph Isa brokered the transaction.

Nooi signed a lease for its first US location at 370 Lexington Ave. Newmark Knight Frank Retail's Jeffrey Roseman and Marc Frankel represented the tenant in the 13-year, 1.7k-SF deal, while Fred Rosenberg represented owner Sherwood Equities in-house.

Sugar Hill Medical signed a lease for space at Hillview Towers, 343-345 W. 145th St. This is the second store for the healthcare provider, an extension of Feldman Medical. Prudential Douglas Elliman's Faith Hope Consolo, Joseph Aquino, and Arthur Maglio arranged the lease. The first unit is Washington Heights Medical Plaza, and the team is positioning a third location in Upper Manhattan.

Manhattan Jewelers signed a 500-SF lease at 1363 Sixth Ave. RA Cohan Commercial Real Estate Services' Richard Cohan repped the tenant, while ZE Realty's Joshua Roth represented the owner.

Executive Moves

Robert Emden, Stephen Gordon, and David Emden joined Newmark Knight Frank as a team. The trio was previously with PBS Real Estate, where they specialized in tenant rep in the Plaza District. Before PBS, Robert was with Edward S. Gordon & Co. and USI Real Estate Advisors; Stephen was with USI and Julien J. Studley; and David was the PBS liaison to Oncor International.

Joseph Mele joined Jarmel Kizel Architects and Engineers as director of its civil engineering studio, responsible for managing project design, project budgeting, and client management. He was previously with Langan Engineering, and held positions at Page Consultants, Troast Surveying, Paul Schilling & Son, and Schan Associates. He is a graduate of NJIT and Fairleigh Dickinson.

Allan Lee joined M Moser Associates as director of strategic planning, working with clients on organizational culture and strategic business goals to created integrated planning models and options. He was previously with Gensler.

Cushman & Wakefield's Morristown, NJ office promoted Jon Williams to associate director. He joined the firm in '07, and was previously with WCB and InterState Electrical Contracting. He is a graduate of Villanova and is pursuing his Master's from the NYU Schack Institute.
