Pfizer entity Pharmacia & Upjohn Co. purchased a leasehold interest in 100 Route 206 in Peapack, NJ from Hamilton Associates for $23M. CBRE's Jeffrey Dunne, Kevin Welsh, Christopher Leonard, and Bill Moylan repped the seller.

NextBridge Group purchased the 164k SF 220 Davidson Ave. in Somerset County, NJ from an institutional lender. Cushman & Wakefield's Andrew Merin, David Bernhaut, Gary Gabriel, and Thomas Walsh represented the seller and procured the buyer.

An Asian investor purchased a a 9k SF mixed-use building at 19 Greenwich Ave. in Greenwich Village for $6.8M cash. The building includes long-term restaurant tenant SweetiePie and 12 apartments. Massey Knakal's James Nelson, who represented the seller, said this is his third sale to an Asian buyer in the past few months, as they're attracted to higher yields and the stability of the NYC market. Halstead Property's Rosa Murphy repped the buyer.
Lease Transactions
It's expansion time for tenants with three letters in their names. Marketing and technology agency LBi has doubled its footprint, taking 52k SF for its HQ at 11 W. 19th St. Cushman & Wakefield's Jamie Katcher and Frank Coco repped the tenant, while Savitt Partners' Bob Savitt, Michael Dubin, and Carol Sacks represented owner 11 West 19th Associates. Meanwhile, global organization LRN expanded into 22k SF at 745 Fifth Ave. Newmark Knight Frank's Brian Goldman repped the tenant in the long-term lease, while NKF's Scott Klau and Erik Harris repped owner The Paramount Group.

Outsourced staffing management services firm Comforce inked an 11-year, 37k SF lease at Sterling Corporate Center, 999 Stewart Ave. in Bethpage, Long Island. CBRE's Robert Seidenberg and Ralph Guiffre repped the tenant, while Wachtler Knopf Equities' Philip Wachtler repped owner Sterling Equities.

1400 Broadway is now dressed to the nines, with Men's Wearhouse signing a 14k SF office and showroom space (other clothiers in the building include Kohl's, Dickies, Gildan, and Fruit of the Loom). Newmark Knight Frank's Mark Weiss repped the tenant, while NKF's Brian Waterman, Jonathan Fanuzzi, and Michael Frantz repped owner W&H Properties. Also in the Fashion District: LA Movers is taking its name literally and relocating to 2.1k SF at 530 Seventh Ave. Savitt Partners' Marc Schoen and Michael Schoen repped the tenant, while Bob Savitt represented the firm, which owns the building, in-house.

We feel a cavity coming on with two sweet deals. Dylan's Candy Bar inked a seven-year, 8.6k SF renewal at 315 E. 62nd St. for its corporate offices. Adams & Co.'s Alan Bonett repped the tenant, while Daniel Breiman repped owner Olmstead Properties in-house. (No word whether the tenant paid in chocolate coins.) Meanwhile,Sprinkles Cupcakes is opening a 2.5k SF store at 780 Lexington Ave. in January '11. The tenant and landlord were repped by Sierra Realty Corp.'s Peter Braus and Peter Levitan. Tip: eat the cupcake before you shop at neighboring Bloomie's to make sure your new clothes fit.

One Grand Central Place recently had its own $85M makeover, so perhaps that's why haircare and cosmetic distributor Ales Group USA chose the building for its US HQ. The firm plans to move into 9.4k SF by the end of the year. Grubb & Ellis' Ira Rovitz repped the tenant, while Newmark Knight Frank's Billy Cohen, Ryan Kass, and Alison Coffey represented owner W&H Properties.

St. Georges Crossing in Woodbridge, NJ is making vroom for AutoZone, which inked a 7.8k SF lease at the shopping center. Fameco's Michael Horne repped the tenant. Levin Management Corp. is the leasing and managing agent.

Class Action Refund is making its own settlement at 500 Mamaroneck Ave. in Harrison, NY, signing a 10-year, 7.5k SF lease. New York Commercial Realty Group's Michael Rao repped the tenant, while Jeffrey Newman and Kimberly Zaccagnino represented owner Malkin Properties in-house.

Bring out your vuvuzela: South African bath, body, and home product store Rain inked its first US lease at 30 Rockefeller Plaza. The retailer will be taking 1.2k SF on the ground floor. Cushman & Wakefield's Michael Stone repped the tenant, while owner Tishman Speyer was represented in-house.
Financing
Meridian Capital Group, fresh off of its $100M CMBS deal last week, announced $57M in additional transactions including: a $30.2M new mortgage for a 320-unit multifamily property on E. Old Country Rd. in Mineola, Long Island (negotiated by Moshe Majeski); a $11.4M new mortgage on a 128-unit multifamily property on Fairhaven Dr. in Jericho, Long Island (negotiated by Abe Hirsch); and a $6.5M new mortgage on a 96-unit multifamily on 35th Ave. in Jackson Heights, Queens (arranged by Avi Weinstock).

More lenders opening their wallets: the NJ and Dallas offices of Holliday Fenoglio Fowler arranged $35M in financing for 1100 Campus Rd. in Princeton. The firm's Jon Mikula and Brian Carlton worked on behalf of Dividend Capital Total Realty Trust to secure the five-year, fixed-rate loan through a leading life insurance company.
Construction & Development
Trammell Crow Co. announced it will be developing the new 147k SF Medical Arts Pavilion on the campus of Princeton HealthCare System's new $442M University Medical Center of Princeton at Plainsboro. The medical office building will be physically connected to the new hospital structure and is expected to break ground in October, for a May '12 completion. The project is owned by Partners Health Trust, a JV of TCC and a public pension fund advised by Kennedy Associates.
Business
Developer Cary Tamarkin and development workout specialist Eric Anderson formed Tamarkin Anderson, a consultancy firm that provides real estate development and partnering capabilities to owners, investors, and lenders dealing with the current real estate climate. This includes helping stalled projects from development through completion, including producing a strategic plan with a new pro forma, budget, and schedule.

Ideal Properties Group opened its third office in Brooklyn, a 2k SF space at 232 Court St in Cobble Hill. The brokerage firm also has offices in Park Slope and Gowanus.

Madison Title Agency moved a team of title insurance specialists to a new office at 292 Madison Ave., and opened its first Long Island office at 1100 Franklin Ave. in Garden City, which will be staffed by Louis Weinberg and Jon Wallace.
Executive Moves
Cushman & Wakefield promoted Jeremy Neuer to senior director of its Edison, NJ office. He joined the firm in '98, and has served as both a tenant and landlord rep in the office sector, participating in more than 320 transactions since '05. Previously, he was with Grubb & Ellis and The WindMill Restaurant Group. He's a graduate of Trenton State College.

Hudson Realty Capital named Renee Lewis managing director of its asset management department, responsible for strategy and execution oversight on all of Hudson's debt and equity positions, as well as management of the firm's asset management professionals and systems. She joined the firm in '06, and was previously founder of Questor.

Iconik Enterprises hired two: Michael Rothstein joins as director of business development, and Renee Zimmerman as associate. Michael was previously with Marcus & Millichap, and owned and ran a successful manufacturing business in Newark for 15 years. Renee comes from Winston & Strawn, and also held a position at Resource Real Estate. She's a graduate of Rutgers.
