Kalmon Dolgin Affiliates’ Robert Klein repped the tenant and owner NYC Economic Development Corp. *** Adams & Co brokered over 32k SF of deals in Midtown, including:Babyfair’s 9,800 SF renewal at 34 W 33rd St (brokers: David Levy and Brett Maslin; landlord: Arcade Building Associates); Unzipped Apparel’s 8,800 SF renewal and Joseph Industries’ 1,600 SF renewal at 1071 Avenue of the Americas (brokers: Levy and Jeffrey Schwartz; landlord: Ten Seventy One Associates); B Five Studio’s 5,600 SF renewal at 30 W 24th St (tenant rep: Norman Bobrow & Co; landlord rep: Adams’ James Buslik and Alan Bonett for Twenty Three RP Associates); and NYU’s 2,800 SF renewal and NYU Hospitals Center’s 2,000 SF lease at 317 E 34th St (broker: Levy). *** The Institute of Electrical and Electronics Engineers signed a 12-year, 22k SF lease at 3 Park Ave. JLL’s Chris Kraus, Steve Fleming, and John Buckley repped the tenant along with IEEE’s John Hunt. The Juice Press inked a 2,000 SF lease for its largest flagship location at One Jackson Square (aka 122 Greenwich Ave). The store is situated at the base of the 11-story, LEED-certified residential condo. RKF’s Karen Bellantoni and Pamela Haber repped both the tenant and owner American Realty Capital New York Recovery REIT.***Alamo Drafthouse Cinema is opening its first location in NY, a five-screen theater in the former Metro Theater at 2626 Broadway. It will open next year. *** An athletic facility leased a large parcel of land at 2751-2781 Shell Rd, Sheepshead Bay, which had been previously occupied by the Brooklyn Racquet Club and consists of a club house, three air-supported domes, 11 tennis courts, and a soccer field. Zoning may permit the construction of a 312k SF community facility with the use of transferable air rights. Massey Knakal Realty Services’ Brian Hanson brokered the deal. FINANCING Meridian Capital Group negotiated $43M in new mortgages, including: $17.2M for a 203-unit, eight-story multifamily building on East 161st Street (arranged by Morris Diamant and Jacob Rochlitz);$13.4M for a 12k SF mixed-use portfolio on West 116th Street(arranged by Scott Assouline); $3.7M for a 49-unit, five-story multifamily building on Fifth Avenue, Brooklyn (arranged by Joe Taub); and $3.5M for a 27-unit, six-story multifamily building on First Avenue (arranged by Alan Friedman). *** GCP Capital Group arranged nearly $19M in mortgage financing, including: $8.5M for two six-story elevator apartment buildings totaling 138 units on 167th Street, Flushing and $2.2M for a four-story, mixed-use building with two apartments and 3,100 SF of commercial space on Garfield Place, Brooklyn (both arranged by Paul Greenbaum);$5.1M for a package of four apartment buildings totaling 81 units on Manhattan Avenue and East 15th Street, Brooklyn (arranged by Michael Charnowitz); and $2.1M for a two-story retail property with eight tenants on Cross Bay Boulevard, Howard Beach (arranged by Deborah Classi-Lewis). *** Massey Knakal Capital Services’ Morris Betesh closed a $14M loan secured by a portfolio of eight multifamily buildings in Williamsburg. CONSTRUCTION & DEVELOPMENT The NYC Economic Development Corp selected CJSA Realty to redevelop a 100k SF site at 535-537 Zerega Ave, the Bronx. CJSA plans to construct a new 31k SF facility on the property to be used as the new company HQ and vehicle repair facility for D-J Ambulette, creating 50 new permanent jobs and 100 construction jobs. Pending public approvals, construction is expected to commence in 2014. CJSA will purchase the site from the city for $1.2M and intends to seek LEED Silver. *** | ||
NewYork-Presbyterian Hospital, Weill Cornell Medical College, and Columbia University College of Physicians and Surgeons broke ground on the new Center for Autism and the Developing Brain at the hospital’s White Plains campus. The 11k SF, state-of-the-art facility will open early next year.*** The SoHo Apple Store at 103 Prince St is nearing completion of its $20M renovation. The space, which is owned by Imperium Capital, will increase Apple’s space by nearly 5,000 SF. The store, which is temporarily located at 72 Greene St, will reopen in July. EXECUTIVE MOVES Grant Berlin joined Brookfield Asset Management as SVP, responsible for institutional investor relations in the private funds group, focusing on real estate funds. He was previously with Alliance Bernstein and held positions at Tishman Speyer, Invesco, and JP Morgan Investment Management. *** Dwayne Doherty joined Rockefeller Group International as AVP, heading the company’s corporate communications initiatives. He was previously with Cushman & Wakefield and held positions at The Reserve Funds and Corbett Associates. He’s an Iona grad. *** Geraldyne “Tracy” Johnson joined Cassidy Turley as AVP to support special brokerage projects. She was previously with Centric Real Estate Advisors. *** Bruce Whipple joined Massey Knakal’s capital services division as director, procuring financing for assets throughout the New York metro, with a focus on central and northern Westchester County. He was previously with Johnson Capital and held positions at Northmarq,Merrill Lynch, and Lehman Brothers.
