TOM AND SURI'S NEW HOME?
Rumor has it that Tom Cruise is searching for a secluded house in Westchester or Fairfield to be close to daughter Suri. Perhaps he should have been one of the 175 attendees last Tuesday at the Westchester Country Club for Bisnow's Future of Westchester and Fairfield Counties event—he might have learned a thing or two. (We could have even provided him with a couch.)

At the event, we snapped Mohawk Group’s John Talio, Fidelity National Title’s Sandra Fitzpatrick, and Matrix Corporate Center’s Aaron Smiles. Aaron tells us that Matrix Corporate Center, on Old Ridgebury Road in Danbury, is interviewing major hospitality flags in anticipation of a 250-key hotel that will break ground at the center in January or February. Why Danbury? “Hotel occupancy there is 98% from Monday through Thursday,” he says. We imagine there are some fantastic muffins at the continental breakfasts.

Pat recently joined Tom Ashforth at Transwestern’s Greenwich office, where he focuses on investment sales in Connecticut and the NYC 'burbs. He’s actively marketing multiple on- and off-market deals, and he tells us that investors love multifamily and mixed-use properties in the best towns. Medical office has also garnered a lot of interest. But traditional office? Not so much. (Who wants traditional office when you can play with stethoscopes and tongue depressors?)

Research guru Erin tells us that there isn’t much of a recovery when it comes to office-using employment in Westchester and Fairfield Counties. (Read why in yesterday's coverage of our main event.) But there are pockets of activity in transit hubs like White Plains, Greenwich, and Stamford, where there’s tightening in high-quality space and a greater shift toward landlords.

Research maven Kay, whose firm also sponsored our event, tells us that her team has been readjusting its statistics to reflect new office reclassifications—in Westchester, 57 buildings (7.7M SF) were moved from Class-A to B, while 21 buildings (2.4M SF) changed from B to C. Ann, a style advisor for custom men’s clothing, says the lastest trends are narrower and shorter. (See: Kourtney Kardashian beau Scott Disick or pretty much any young’un working the room.) If clothes get any narrower, we might be going into another Scott's territory—Hamilton, that is.
