This Week's NY Deal Sheet
Last week was particularly strong for NYC, with two monster leases for sports organizations, as well as some impressive loans and sales.
TOP LEASES
Major League Baseball signed a 400k SF lease for six floors at the Rockefeller Group's 1271 Avenue of the Americas (pictured). CBRE’s Scott Gottlieb, Ken Meyerson and Chris Corrinet repped MLB. Rockefeller was repped by CBRE’s Mary Ann Tighe, Howard Fiddle and John Maher, alongside the Rockefeller Group’s Edward Guiltinan and Jennifer Stein in-house.

The NBA signed a 20-year extension for its 175k SF HQ at the 419k SF 645 Fifth Ave. Oxford Properties Group's Adam Frazier repped the landlord in-house, alongside CBRE's Paul Amrich, Howard Fiddle and Neil King. CBRE's Mary Ann Tighe, Gregory Tosko and Andrew Sussman repped the NBA.

Two tenants signed leases totaling 111k SF at SL Green Realty and PGIM's 34-story 55 West 46th St, also known as Tower 46. Nixon Peabody signed a 15-year, 66k SF lease for floors 23 through 25, and was repped by CBRE's Timothy Dempsey, Michael Monahan and Ramneek Rikhy. Comcast signed a 10-year, 45k SF lease for the tower's top two floors, and was repped by Avison Young's Michael Gottlieb and David Fahey. A CBRE team of Peter Turchin, James Ackerson and Sam Seiler repped the landlord in both transactions.
Three media tenants—Vice Media, Carrot Creative and Flocabulary—signed leases totaling 84k SF at Two Trees Management Co’s 55 Washington St (pictured). Neither the lease length nor representation were disclosed.

Two tenants signed leases totaling 36k SF at The Feil Organization's Queens shopping center at 153-01 10th Ave. Grocery anchor North Shore Farms signed a 20-year, 24k SF lease, and didn't have a broker. CVS signed a 15-year, 12k SF lease, and was repped by Ripco Real Estate's Esther Bukai. The Feil Organization's Nicholas Forelli and Randy Briskin repped the landlord in-house in both deals.

Turkish trade organization TTC USA Consulting Corp signed a 28k SF lease for five floors at Caerus Group’s 10-story 10 East 34th St. ABS Partners Real Estate's Andy Udis and Ronald Zimmerman repped Caerus, while CBRE's Snezana Anderson, Bernhard Weinstabel and Paul Walker repped TTC.

CUNY's Institute of State and Local Governance extended and doubled its stake at 10 East 34th St, now occupying 11k SF across the fifth and sixth floors. Newmark Grubb Knight Frank's Howard Kesseler repped CUNY.

Williams-Sonoma signed a 19k SF for its subsidiary, Pottery Barn, at 11 West 19th St's ground-floor space. Retail Strategies' Mark Finkelstein repped Williams-Sonoma while Savitt Partners' Bob Savitt and Brian Neugeboren repped the landlord in-house.
Inverness Counsel signed a 10-year renewal for its 14k SF HQ at Rudin Management Co's 845 Third Ave (pictured). Cushman & Wakefield’s Eric Reimer repped the tenant, while Rudin Management's Thomas Keating repped the landlord in-house.

Marketing and branding agency B-Reel signed a 10-year, 14k SF deal for a portion of 77 Sands St's 12th floor at Kushner Cos, LIVWRK and RFR Realty’s Dumbo Heights office complex. The landlords were repped in-house by Kushner Cos' leasing VP Daniel Bodner along with CBRE’s Sacha Zarba and Jeff Fischer. B-Reel was repped by CBRE’s Jason Frazier.

Enstar signed a five-year renewal for its 11k SF space at Adams & Co's 411 Fifth Ave. Adams & Co's David Levy repped the landlord in-house, while Cushman & Wakefield's Frank LaPera and John Gray repped Enstar.
TOP SALES
DTH Capital sold 63 Wall St and 67 Wall St in the Financial District to The Rockpoint Group for $239M and $182M, respectively.
Maurice Marciano sold 292 Madison Ave in Midtown South to the Vanbarton Group for $90M.

Phillips International sold two office condo units totaling 60k SF in 40 Rector St in the Financial District to Medecins Sans Frontieres—the official name for Doctors Without Borders, for the non-francophiles—for $41M.

Gee Yi Liang sold 419 and 423 Broadway to Soho-based development firm United American Land for $28M. Albert, Jason and Jody Laboz's firm now controls three corners of the Broadway-Canal Street intersection.
