Steiner NYC Plans Industrial-Office Combo Development In Navy Yard
Douglas Steiner is building much bigger than just a Wegman's in the Brooklyn Navy Yard.
On the site of some historic Admiral's Row houses demolished by the Brooklyn Navy Yard Development Corp., Steiner Equities Group subsidiary Steiner NYC is building a nine-story, 412K SF building with both industrial and office space, Commercial Observer reports.
The project, at 399 Sands St. just within the Sands Street gate on the western side of the Navy Yard, will be adjacent to the 74K SF Wegman's, the first location for the brand in New York City, and three other retail buildings Steiner is developing. Steiner's other Navy Yard project, Steiner Studios on the eastern side, has plans to triple its size in the near future as well.
The second and third floors of nine will be split between a 460-space parking garage and industrial space, with floors four through eight (totaling 368K SF) dedicated to industrial. The 43K SF ninth floor will be office. The first floor will also be partially dedicated to parking, with the rest of the square footage not disclosed at this time.
Though Steiner is still looking for construction financing, work has begun and the project is expected to complete by the second quarter of 2019.
