SL Green Makes Moves For Possible Tower Near World Trade Center
SL Green Realty has been putting the pieces together for a tower near the World Trade Center, and another has just been made available.
SL Green owns three buildings surrounding the Cortlandt Street subway station at the corner of Broadway and Dey Street. The developer bought 187 Broadway and 5-7 Dey St. in 2015 for $63.7M, and the adjacent 183 Broadway for $28.5M in 2016. Now, the MTA has offered up a request for proposals for the rights above the Cortlandt Street station, the New York Post reports.
The station entrance uses less than 7K SF, according to the RFP put out by the MTA, leaving nearly 63K SF available for development. With that square footage, plus the three buildings SL Green owns, zoning would permit a 200K SF building with a floor-to-area ratio of 15.
SL Green looks like the prohibitive favorite to submit the winning proposal to the MTA, according to the Post, and has already put up notices of demolition at the three adjacent buildings it owns.
