1.1M SF Development Site For Distribution Centers Up For Sale On Staten Island
Staten Island could be getting some more distribution centers as New York's industrial market is staying hot for now.
A two-parcel, five-lot portfolio on the west side of Staten Island has gone up for sale, with brokerage firm Kalmon Dolgin Affiliates as the official listing agent. The offering is split between three lots at 4482 Arthur Kill Road and two lots at 742 Sharrots Road, in the West Shore/Charleston neighborhood.
There is a total of 713K SF at 4482 Arthur Kill Road and 742 Sharrots Road totals 355K SF, with both sites zoned for industrial use and marketed as development opportunities for distribution centers. The Sharrots Road parcel has water frontage, and both are just north of the Outerbridge Crossing to New Jersey, as well as new multifamily development The Tides at Charleston.
Also nearby is Matrix Global Logistics Park, the future site of two nearly 1M SF distribution centers for IKEA and Amazon. Those developments led KDA co-President Neal Dolgin to call this "the right time to develop this five-lot portfolio." The offering has an asking price of $23M.
On the other side of Outerbridge Crossing, a planned shopping center on Arthur Kill Road is going up, while attempting to skirt Uniform Land Use Review Procedure for its extension of a local street.
