JCAL Development Bringing 75-Unit Affordable Mixed-Use Project To Harlem
JCAL Development Group has filed plans with the city for a 15-story, mixed-use project that will have 75 residential units at 2395 Frederick Douglass Blvd in Harlem.
It will total 95k SF and will top out at 147 feet, NY Yimby reports. About 8,600 SF of retail space is included in the plans.
All 75 residential units will be below-market rate and available through the city’s affordable housing lottery system. The average unit size pencils out to 910 SF.
The project will not be a done deal until a rezoning of the property passes the uniform land use review process with the city and the city council gives its go-ahead. The likelihood of that happening is hard to gauge because the area’s council seat is vacant.
Council member Inez Dickens was elected to the state assembly in November, and a special election to find a replacement for her former seat takes place on Valentine's Day. [NYY]
