Marquee Names Headed for 1460 Broadway
Two major corporations are talking to The Swig Co and Himmel + Meringoff about the 190k SF of office space that will become available at Times Square’s 1460 Broadway in April 2015. (Someone should find out who the Phantom of the Opera's broker is. That guy never leaves Broadway.)
Himmel + Meringoff’s Leslie Himmel and Stephen Meringoff, whom we snapped flanking The Swig Co CEO Jeanne Myerson at the JLL ULI Fall Meeting party at the Meatpacking’s Provocateur, tell us each of those tenants are interested in the entire office block. It’s a unique opportunity for a company to obtain full-building identity in Midtown. But multi-tenant negotiations are still a possibility, too. Either way, Leslie says, the lobby and office space (fourth through 17th floors) will be completely new throughout. The building’s retail also will be reinvented. Starbucks, Godiva, and Chop’t’s leases all expire at the end of 2015, and the owners will recapture that, along with the second and third floors, to create a three-story, 35k SF retail block worthy of a big Times Square retail tenant. Jeanne also tells us the building sits in the Times Square Signage District.
