Amazon is looking to expand its office footprint in the Tri-State area, this time looking to take a big chunk of space on the Jersey City waterfront.

The e-commerce giant is close to reaching a deal to lease 400K SF at Mack-Cali Realty Corp.’s Harborside complex in Jersey City, Bloomberg reports, citing an anonymous source.

Tax breaks are available for companies that take space at Harborside, according to Mack-Cali marketing materials. Amazon is in talks to lease space at Harborside 1, the redeveloped eight-story building that is part of the 4.3M SF office campus.

Amazon Vice President of Global Real Estate and Facilities John Schoettler told Bisnow in an interview earlier this year that the company still views the office as the best place for work because of the ability for employees to collaborate, and it still envisions its footprint centered around large corporate campuses.

Last month, Amazon CEO Andy Jassy told employees in a memo that it would let teams set the return to work arrangements, though Amazon previously issued a blanket policy for a return to offices by January 2022.

News of the planned New Jersey office space comes almost exactly three years after Amazon announced it would build a new headquarters in Long Island City — though it did an about-face after being confronted with political and community opposition just a few months later. Since then, Amazon purchased the former Lord & Taylor building from WeWork for more than $1B in 2020 and leased 335K SF at 410 10th Ave. the year before.
