Stellar Management Wants City OK to Add Retail Space to UWS Tower

Stellar Management, owner of a 30-story residential tower at 70 W 93rd St, wants city approval to add 14k SF of retail space to the ground floor, enough for five stores. The extra square footage would replace a concrete plaza surrounding the UWS building, which is on the corner of Columbus Avenue. The owners plan to add a roof deck above the expanded lobby to make up for the resulting loss of outdoor space, DNAInfo reports. The new terrace will have a landscape component and seating, enclosed by a glass wall. As for the five new stores, four will have Columbus Ave entrances. Designer Richard Metsky (pictured) says they will have glass fronts and metal beams for a clean, modern urban feel. Stellar is making use of a 2008 zoning amendment that allows residential buildings to expand street-level space for commercial use. The building currently has a mix of rent-stabilized and market rate apartments, along with an assisted living community.
