Sweet Deal Lures Greenwich Village Chocolatier to Brooklyn
An insanely sweet deal has Koppers Chocolate leaving its Greenwich Village base in favor of Brooklyn's Liberty View Industrial Plaza in Sunset Park. The chocolatier has been at its 30k SF location at 39 Clarkson St since 1937, but pounced on the chance to expand when offered an incentive package that would bring its rent under $10/SF in Brooklyn and leave it free to sell the Greenwich Village property. Its new location will be 50k SF on Liberty View's third floor, Crain's reports. The almost-mouthwatering incentive package includes a $556k jobs program tax credit from the Empire State Development Corp (to create 27 full-time posts) and a $3K tax credit/employee from the city's REAP program. Kalmon Dolgin Affiliates and Newmark Grubb Knight Frank handle Liberty View's leasing on behalf of Salmar Properties. Other recent deals at Liberty View involved Saks, which is opening a 30k SF outlet, and Bed Bath & Beyond, which signed on for more than 100k SF. [Crain's]
