Developers, more so than any industry outside government, are responsible for the way the modern world looks.

The biggest development firms in the U.S. between them construct hundreds of millions of square feet of new buildings a year. Millions of Americans live in the apartments they have built, work in the offices they have designed and shop at the retailers they agree to do business with.

Companies like Trammell Crow, Hines, Tishman Speyer, CIM Group, Related Cos., Alliance Residential and Greystar are privately held, and they aren’t subject to the same level of scrutiny as their publicly traded peers. But these firms are hugely impactful on American life, and they are still run by a higher proportion of White men than other sectors of the commercial real estate industry.

These Are The New CRE Roles Created By The Pandemic

At a time of rapid shifts and emerging market trends in commercial real estate, with increased interest in industrial real estate and medical and lab space, the lasting changes that COVID-19 brings to the industry will include new roles that didn't exist before or some roles that may have been peripheral before becoming front and center for real estate firms.

A changing industry will inevitably require roles and positions to evolve in turn, and the growing importance of certain positions suggests an industry accelerating to be more diverse and more tech-savvy.

One of the more immediate changes may be the widespread adoption of what Chris Papa, managing director at Jackson Lucas, an executive search firm that specializes in real estate, calls the heads; specifically, heads of diversity and inclusion, chief of innovation, and the head of people and culture.

Yet the New Jersey-born Cornell (Class of '86) and Columbia (Class of '92) University alumnus has never swerved from the dream of getting into the property business, even if life has meant detours into mechanical engineering and agricultural buildings.

Today Richie is executive director at UK residential developer Cole Waterhouse, where he has a leading role in the firm’s growth in Birmingham and expansion into the complicated and demanding London market.
