Tenants' flight to quality is an oft-repeated refrain in the commercial real estate community. But some architects and designers say the amenities arms race is leading developers to fly too close to the sun, simultaneously torching the fortunes of formerly thriving neighborhood businesses. 

Many of the newest office and multifamily buildings are designed to offer a host of top-class amenities aimed at meeting as many tenant needs as possible and deterring them from ever leaving the space.

While developers tout these top-class amenities as a central perk of their buildings, panelists at Bisnow’s Architecture and Design Summit at Hilton Chicago Magnificent Mile Suites last week weren’t as confident that standalone one-stop buildings are the best at supporting healthy neighborhoods.

Evanston City Council Greenlights New Northwestern Stadium  

The Evanston City Council approved Northwestern University’s plan to construct a new football stadium in a tight vote after heated public controversy over the proposal.  

The city council unanimously approved the project but was split 4-4 on a rezoning application to allow six concerts a year at the stadium in addition to other events, a major point of contention for many residents and some aldermen. Evanston Mayor Daniel Biss broke the tie.

The stadium will be the only new one built in a Power Five conference without public money this century, a university information page claims. The estimated cost of the stadium is $800M, funded in part by at least a $480M donation from the Ryan family, a sum that “significantly…

With Hundreds Of Closures Coming, Drugstores Can't Find The Cure For What Ails Them  

In just the last two years, the country’s three largest pharmacy chains have announced plans to close some 1,500 locations nationwide, a response to increased competition and dampened demand that have bitten into their budgets.

This contraction comes as the retail category overall continues to improve slowly after years of bankruptcies and buyouts. Drugstores including Walgreens, CVS and Rite Aid can’t seem to seize on the broader retail reset as consumers find more convenient ways to get their medications and get pickier about the retailers they frequent.

More closures could be coming, especially in the wake of the September Chapter 11 bankruptcy filing of Rite Aid, the smallest of the three large chains. Rite Aid said in the filing it could close as many as 500 stores. “Sales are down, occupancy costs are…
